Cebu IT Park emerges as key business hub outside Manila

CEBU, PHILIPPINES — Cebu IT Park is emerging as a premier business destination outside Metro Manila, attracting multinational firms and IT-BPM companies with its blend of infrastructure, lifestyle amenities, and resilient operations. 

According to a report from Colliers, the park recorded 96,000 square meters of office transactions in the first nine months of 2025, with vacancy dropping from 28% in 2022 to just 14%, indicating strong demand for quality office space.

From airfield to Cebu’s tech and BPO hub

Once known as Lahug Airfield, a military airport used by the United States Army and the Philippine Army Air Corps, the site has been transformed into a thriving business district. 

In 1989, Cebu Property Ventures Inc., an Ayala Land subsidiary, acquired the property, and in 2001, it was designated as an Information Technology Special Economic Zone. 

Since its inception, the Cebu IT Park has been developed as a fully planned business district, complemented by the construction of office towers, the establishment of retail hubs, and the development of residential areas.

Its strategic location definitely makes it more attractive. The area is only 45 minutes from Mactan–Cebu International Airport and is very close to shopping centers, educational institutions, and medical facilities.

Elevated terrain makes it one of Cebu City’s least flood-prone areas, offering an extra layer of security for investors and businesses. 

“This combination of accessibility, robust infrastructure, and geographic advantage makes Cebu IT Park one of the most dependable and future-ready business locations in the country,” the report noted.

Flexible workspaces are also expanding, with Cebu IT Park accounting for 75% of Metro Cebu’s 14,000-seat flexible office inventory, according to Colliers.

Colliers suggests that developers should prioritize eco-friendly, high-quality BPO offices, as well as integrated master-planned communities, to anticipate upcoming demand.
