Noida sets a uniform $890 rate for IT/ITeS plots

NOIDA, INDIA — The Noida Authority has replaced a three-tier pricing structure for information technology and IT-enabled services plots with a single uniform allotment rate of ₹86,000 per square meter (approximately $890), eliminating a pricing disparity that left Phase 2 and Phase 3 plots priced as low as ₹27,560 per square meter relative to the Phase 1 benchmark.
The previous structure assigned Phase 1 plots at ₹77,620 per square meter, Phase 2 at ₹39,580, and Phase 3 at ₹27,560, producing a three-way pricing range that the authority determined was inconsistent with current land scarcity conditions across Noida’s technology zones.
Uniform IT/ITeS plot rate takes effect across Noida Authority zones
According to ConstroFacilitator covering the announcement, Vandana Tripathi, Additional Chief Executive Officer of Noida Authority, cited limited availability of vacant land as the rationale for standardizing the allotment pricing structure, a change the authority attributed to extensive urban and industrial development across Noida’s technology sectors over multiple decades.
The ₹86,000 rate applies to software parks, data centres, knowledge process outsourcing units, business process outsourcing (BPO) facilities, call centers, and online customer support operations allotted within the authority’s jurisdiction.
Technology clusters in Sectors 62 and 63 and the Noida Expressway corridor sectors, including 125, 126, 132, 135, 142, and 144, form the primary geographic scope of the IT/ITeS allotment programme.
Noida Authority said the uniform pricing structure replaces a categorical approach that no longer reflected land availability realities across a zone spanning more than 20,316 hectares and 150 sectors.
Noida’s infrastructure pipeline supports IT park demand as land tightens
The authority’s IT/ITeS pricing revision coincides with regional infrastructure additions including the Noida International Airport, a dedicated freight corridor, and major expressway projects that are expected to enhance offshore outsourcing delivery operations in the zone.
Phase 2 and Phase 3 plots, previously allotted at ₹39,580 and ₹27,560 per square metre respectively, will now be priced on par with Phase 1 land, raising the cost of entry for new technology park developers in lower-priced segments while establishing a single allotment baseline for large-scale IT/ITeS commitments.
Noida Authority oversees more than 1,000 resident enterprises across its technology cluster zones, with IT and ITeS delivery operations representing a major employment category alongside software development, data center management, and engineering services.
Noida Authority said the uniform rate was adopted in recognition of extensive development across its technology sectors that has reduced the supply of undeveloped land available for new IT/ITeS allotments.
For BPO providers and technology park developers evaluating Noida delivery capacity, the uniform allotment rate simplifies the pricing model but raises the cost of entry for operators that previously sourced Phase 2 or Phase 3 plots at a substantial discount to Phase 1 equivalents.
India’s tier-one IT corridors continue to face land scarcity pressures that translate into allotment pricing revisions, a dynamic that affects operational cost modeling for outsourcing operators planning new delivery center development in the National Capital Region.
