India’s GCCs need operationally-ready workplaces

NEW DELHI, INDIA — India’s global capability center sector faces a growing infrastructure bottleneck as rapid GCC expansion outpaces the availability of workplaces ready for immediate occupation, with managed and flexible office solutions emerging as the critical enabler separating fast-launching GCCs from those delayed by traditional fit-out timelines.

GCC growth outpaces India’s ready-to-use office supply

India now hosts more than 2,100 active global capability centers (GCCs), with the sector projecting revenues of US$75.5 billion in 2026 and recording a peak of 510,000 new jobs in the most recent annual count.

According to Livemint, GCCs accounted for 45.5% of all office leasing in India in the first quarter of 2026, according to property market data, making GCC site decisions the primary driver of the country’s commercial real estate market.

India’s flexible office market absorbed 3.9 million square feet in Q1 2026 alone, a 77% year-on-year increase, as operators sought deployable spaces that could be occupied without extensive fit-out lead times, according to data from the India Brand Equity Foundation.

The country’s total commercial office leasing is projected between 70 million and 75 million square feet for the full year 2026, driven by business process outsourcing (BPO) operators, GCCs, and IT services firms re-expanding delivery capacity after years of consolidation, according to Colliers research.

Flex office and managed infrastructure fill the readiness gap

India’s flexible office stock crossed 110 million square feet in 2025, tripling from 2020 levels as enterprises adopted managed and co-working models to accelerate GCC setup timelines.

The dominant GCC workspace structure in 2026 is a 70/30 split between owned and flexible office space, with the flex portion absorbing surge hiring, pilot programs, and dedicated artificial intelligence (AI) teams that require configurable environments rather than fixed floor plates.

Enterprise-grade IT and security infrastructure, compliance-ready layouts, and the ability to scale across multiple Indian cities through a single workspace provider have become baseline requirements for GCC operators evaluating managed office options.

India’s talent advantage in engineering, data science, and AI is well-established, but outsourcing industry operators and analysts note that operational readiness — the capacity to place a functioning team in a compliant, connected, brand-consistent workspace within weeks rather than months — has become the differentiator determining which GCC launches succeed on schedule.

For buyers evaluating delivery locations, the continued growth of India’s managed office sector alongside its GCC hiring pipeline positions the country as the default first choice for organizations needing both talent density and fast operational deployment.
